How to Buy an Airbnb Property in Charlottesville & Central Virginia

Buying a short-term rental can be a great investment—but the best Airbnb properties are purchased with the numbers, rules, and guest experience in mind.


Start with location. Look for areas near wineries, UVA, downtown Charlottesville, outdoor recreation, wedding venues, and major employers. Then study comparable Airbnb and VRBO listings to estimate nightly rates, occupancy, and seasonality.


Next, run the property like a business. Calculate your mortgage, taxes, insurance, utilities, cleaning, maintenance, management, furnishing costs, platform fees, and a vacancy reserve. Focus on realistic cash flow—not just projected revenue.


Before making an offer, verify zoning, short-term rental regulations, HOA restrictions, licensing, taxes, and owner-occupancy requirements. A property that looks great on paper can be a poor investment if it cannot legally operate as planned.


Finally, think like a guest. Parking, outdoor space, bedroom count, proximity to attractions, strong Wi-Fi, and a memorable experience can all influence bookings and reviews.
