Should You Buy a Home Before Interest Rates Drop?

If you’re waiting for mortgage rates to fall before buying a home in Charlottesville, you’re not alone. But waiting for the “perfect” rate may come with a tradeoff.


When rates improve, buying power increases—but you probably won’t be the only buyer who notices. Lower mortgage rates can bring sidelined buyers back into the market, potentially increasing competition for desirable homes.


Today’s more balanced Central Virginia housing market gives buyers something we haven’t always had: options. Higher inventory means more homes to consider, while longer market times can create opportunities to negotiate on price, closing costs, repairs, or other terms.

There’s also the option to refinance later if rates fall enough to make it worthwhile. You can potentially change your interest rate in the future; you can’t go back and purchase a home that someone else bought.


That doesn’t mean everyone should rush to buy. Your monthly payment, finances, timeline, and the individual property still matter far more than trying to predict rates.

The better question may not be, “When will rates drop?” Instead, ask: “Does buying make sense for me right now?”
